1) What are the move-in costs?
The application fee is $65, the admin fee is $150, and the security deposit ranges from $500 up to one month’s rent.
2) Are utilities included in the rent?
Water, sewer, electricity, trash & pest control are not included. Water, sewer, trash & pest control are paid with your rent; electricity is through your choice of provider.
3) How long is the lease term?
Lease terms between 7 and 15 months.
4) When are late fees charged?
Rent is due on the 1st and late on the 5th of the month. The late fee is 10% of the amount owed.
5) Is renters’ insurance required?
Yes, renters’ insurance is required.
6) What is your early termination policy?
A 60-day notice to vacate and a termination fee equal to two months’ rent are required.
7) How is rent paid?
ACH, debit, or credit via the online resident portal, or through a Walk-In Payment System at participating retailers. Rent is not accepted at the office.
8) What is the pet policy?
Pets welcome (breed restrictions apply). Pet fee: $350 per pet. Monthly pet rent: $25 per pet.

Guests may stay up to 7 days without being added to the lease.
14) How do I submit maintenance requests?
Submit via the resident portal; emergency maintenance is available 24/7 by calling the office number.
15) Is there 24/7 emergency maintenance?
Yes.
16) How is pest control handled?
Pest control is conducted quarterly for each apartment home.
17) What is the neighborhood like?
Convenience store across the street; grocery within ~2 miles; shopping within ~5 miles; restaurants within walking distance.
18) How are packages received?
Packages are delivered to a package room located near the gym.
19) What is the lease renewal policy?
60-day written notice to vacate is required. If you don’t renew before expiration, your lease converts to month-to-month with a new rate.
20) Is subletting allowed?
No, subletting is not permitted.
21) Do apartments include washers and dryers?
Yes, all apartment homes include a stackable washer and dryer.
22) What appliances are included?
Refrigerator, range/oven, dishwasher, microwave, garbage disposal, and stackable washer & dryer.
23) Is additional storage available?
No, storage rentals are not offered.
24) Internet and cable options?
Wired for Xfinity.
25) Income requirements?
Minimum monthly household income of 3× the monthly rent.
26) What schools is the community zoned for?
Lobit Elementary; Lobit Junior High & McAdams Middle; Dickinson High School.
27) Nearby grocery & shopping?
H-E-B and Kroger.
28) Nearby hospital?
UTMB Hospital — approximately 2.7 miles away.
